Why such a drastic range? Because the mold remediation industry is like the Wild West. It’s unregulated. It’s unpredictable. It’s made up of all sorts of crazy characters. As a result, prices—and the quality of remediation—are all over the map.

So we’d like to take a minute to educate you on the different price points you’ll likely encounter as you get remediation estimates. Though mold remediation costs are all over the place, there is a “Goldilocks Zone” for remediation pricing. One that’s not too high or too low, but just right.

For the purposes of this cost breakdown, we’ll assume mold remediation in a 10×10 room.

Do-It-Yourself Price

Let’s be clear: You don’t want to mess with mold. Especially if you have a lot of it. And especially if you’re using an over-the-counter mold “remover” or bleach. It won’t work!  In fact, there’s a good chance it could make the problem worse. Horror stories abound of homeowners who tried to do one-on-one battle with mold and lost. BIG TIME. The main issue? Trying to clean mold yourself releases mold spores. Since the moldy room is not contained, those mold spores float through the air and spread to the rest of your home.  Breathing in a small amount of mold spores is actually okay—you do it with every breath you take! But breathing in too much is a health hazard for people.


DIY mold removal might be dirt-cheap… but you get what you pay for. It’s simply not worth the risk—especially if you have allergic, young, or elderly family members in your home.


Handyman /

Remodeler Price

Having a handyman remove your mold is as (in)effective as doing it yourself. The only difference is you’re out a few hundred more dollars. 

A handyman is not a licensed mold remediator. He doesn’t know the correct way to remove mold, is certainly NOT an expert in containing the area and doesn’t have access to the right equipment. 

He’ll simply grab some over-the-counter chemicals from Home Depot while he’s picking up the materials for your job. Then he’ll “spray and pray” your mold and hope for the best… while providing results that are literally the worst.


Would you let a foot doctor perform brain surgery on you? Sure, he’s a doctor. But he doesn’t know the first thing about tinkering around in your gray matter. This lack of expertise is what you get when you have a remodeler remove your mold.


Second-Rate Mold Remediation

This price gets you closer to handling your mold problem properly… but it still leaves a lot to be desired. Basically, low-end remediators referred by insurance companies. 

These remediators do the bare minimum of what qualifies as mold remediation… 

  • They’ll set up containment… but with no negative air pressure. 
  • They’ll tear out moldy carpet and drywall… but paint over the moldy wood framing (a huge no-no). 
  • They’ll wear respirators… but the cheap, half-face respirators that do a terrible job of filtering harmful particles
  • They’ll HEPA vacuum the project area… but do it for all of five minutes. 

In short, these remediators don’t follow the national mold remediation standard (ANSI/IICRC S520 Standard for Professional Mold Remediation). And it’s why they pass Post Remediation Verification (PRV) only 65% of the time on average. 

These companies also typically lack mold insurance and workers comp—both of which are vital for any professional mold remediator to have.


Would you let an unlicensed med-school dropout perform brain surgery on you? Sure, he might know a little about tinkering around in your gray matter. Sure, he’ll be cheaper than a real doctor. But do you think he’ll do the job right? Not. A. Chance.

Rip-Off Remediation

Don’t pay this much to remove mold from a 10×10 room… period. It would be like having a wobbly table and—instead of repairing the leg—tearing out the floor, re-pouring the foundation, and rebuilding everything. “Overkill” is an understatement. 

$5K+ mold remediators justify their prices by saying they’re goal is to get your project area to ZERO mold spores. So they clean the area three or four times, test multiple times, and use overkill procedures and treatments. 

But here’s the thing: Zero mold spores is unrealistic—even the International Space Station has them. 

The remediators might get the area free from mold spores… while they’re working. But as soon as you open a window or door, mold spores enter the room. It’s unavoidable. 

Depending on the scope of the work, it’s not uncommon for this kind of mold remediation to cost $125,000+ for a whole home.
